CPF withdrawal at 55: what comes out and what stays
Enter your Ordinary and Special Account balances on your 55th birthday. The answer is CPF's own rule applied to them.
On your 55th birthday in 2026, with S$100,000 in your Ordinary and S$150,000 in your Special Account, CPF lets you withdraw
S$29,600
The balances above are an example: change them to yours below.
CPF moves S$220,400 into your new Retirement Account, the Full Retirement Sum for those who turn 55 in 2026. What is left in your Ordinary Account, S$29,600, is yours to withdraw, in as many parts as you like.
- Stays in your Retirement Account
- S$220,400
- It stays there to pay your CPF LIFE monthly payouts, which can start at any age from 65 to 70. What it could pay
- Your savings together before the move
- S$250,000
- CPF moves the Special Account first, then the Ordinary Account. MediSave stays in its own account and is not counted here.
Without a property, and with one
CPF lets an owner of a property in Singapore whose lease lasts until you are 95 or older meet the Full Retirement Sum with up to 50% of it in the property, S$110,200 here, which is the Basic Retirement Sum, and withdraw Retirement Account savings down to it. Both are shown. Neither is a recommendation.
No property pledge
Retirement Account
S$220,400
Can come out at 55
S$29,600
With a property pledge
Retirement Account
S$110,200
At most could come out
S$139,800
That is S$110,200 more than without the pledge, and it is a ceiling, not an amount CPF will pay: CPF assesses it against the property's value, any loan and co-owners, it says the amount generally leaves out interest earned, government grants and top-ups, and the withdrawal is allowed only if a later sale or transfer of the property restores the retirement sum and payouts. Withdrawing lowers your future monthly payouts.
The other direction: a top-up
From 55 CPF lets you top up your Retirement Account to the Enhanced Retirement Sum, S$440,800 for 2026, for higher monthly payouts. From S$220,400 that is room for S$220,400 more. A top-up cannot be withdrawn afterwards, and its tax relief is on the CPF top-up calculator. The Basic Retirement Sum is S$110,200.
Your balances on that day are the ones CPF uses, not today's. CPF's Retirement Dashboard, when you log in, shows the exact amount for you. The CPF calculator projects them from your pay and age.
Figures in Singapore dollars (S$), from the CPF Board, read on 29 October 2026. They can change. Not financial advice: this explains the rules and does not say what to withdraw.
What this page does not work out
- Housing. CPF says that when you sell a property you used CPF savings for, those savings and their accrued interest are refunded to your CPF account, and that a refund after a property withdrawal restores your Retirement Account up to the Full Retirement Sum. No sale or refund is modelled here.
- CPF LIFE. What your Retirement Account pays, the plan you choose and the premium detail are on the CPF LIFE calculator; the sums themselves are on CPF retirement sums.
- MediSave. It stays in its own account and is not part of what you can withdraw at 55.
- The 2027 changes. CPF has published the retirement sums for those who turn 55 in 2027, and says it will raise contribution rates for senior employees from 1 January 2027. This page models no contributions: it takes the balances you enter as they stand on your 55th birthday.
- Your balances at 55. The CPF calculator projects them from your pay and age; the early retirement calculator shows whether what you can withdraw helps you stop work.
Questions people ask
- How much of my CPF can I withdraw at 55?
- CPF opens your Retirement Account on your 55th birthday and moves your Special Account, then Ordinary Account, savings into it up to the Full Retirement Sum, which is S$220,400 for those who turn 55 in 2026. Savings above it stay in your Ordinary Account and are withdrawable. CPF also lists an unconditional amount of up to S$5,000 of your Special and Ordinary Account savings as withdrawable, even if you are unable to set aside the Full Retirement Sum, so the larger of the two comes out and the rest goes to your Retirement Account. CPF's Retirement Dashboard shows the exact amount for you.
- Why can't I withdraw all my CPF at 55?
- CPF says it is because people are living longer, and the Retirement Account is there to give you a monthly income for life through CPF LIFE. CPF also says withdrawing from your CPF savings means reduced monthly payouts in the future.
- Can I withdraw more if I own a property?
- If you own a completed property in Singapore and its remaining lease lasts until you are 95 or older, CPF lets you meet the Full Retirement Sum with up to 50% of it in the property and withdraw Retirement Account savings down to the Basic Retirement Sum. CPF assesses the amount against the property's value, any loan and co-owners' share, and says it generally leaves out interest earned, government grants and top-ups. The withdrawal is allowed only if a sale or transfer of the property restores the retirement sum and payouts. This page shows the savings above the Basic Retirement Sum as a ceiling, not as an amount CPF will pay.
- Do I have to take it all out at once?
- No. CPF says you can make as many withdrawals as you like from your withdrawable savings, so there is no need to take everything out in one go.
- Is there a limit on how much I can withdraw online in a day?
- CPF sets an online Daily Withdrawal Limit of S$2,000 by default and lets you raise it to S$50,000. CPF says the limit does not apply to withdrawals made in person at a CPF Service Centre.
- What happens to my Special Account at 55?
- CPF creates your Retirement Account on your 55th birthday and then closes your Special Account. Any Special Account savings left after the Full Retirement Sum is set aside move to your Ordinary Account and are withdrawable.
